Brookings Is Home to South Dakota’s First Energy Star Neighborhood
Brookings-based development company, Oakwood Equity Group (OEG), has helped make the city of Brookings home to the state’s first and only Energy Star neighborhood. Already under construction, the Tree Swing Homes development in the new Sieler Addition, east of the Indian Hills area, will eventually showcase 33 homes that meet Energy Star and HERS standard energy-efficiency criteria as deemed by third-party inspection.
The technology and design of the Tree Swing homes requires substantially less energy for heating and cooling, resulting in thousands of dollars of energy-savings over the average 7 to 8 years people live in a home. The homes feature a long list of intelligent building methods. Starting with the basements, each home uses rigid foam insulation under the concrete floor combined with a premium insulated concrete form (ICF) wall system from Benchmark serving as the foundation. In addition to reducing energy consumption, the use of ICF’s produces a basement that feels more in line with the comfort of a family room. At least one home in the Tree Swing Homes development may even feature a complete insulated concrete wall system, from foundation to roof, in effort to further exemplify OEG’s commitment to helping provide the area’s most comfortable, environmentally-conscious homes.
All homes at Tree Swing will feature a blend of structural insulated panels (SIP’s) from Enercept, a Watertown-based company and Icynene® foam insulation from Advanced Insulation Solutions in Brookings. The same super energy-efficient combination of SIP’s and foam insulation was also used in OEG’s first “green” development – the Lass Addition, south of Brookings. Heat pumps and air exchangers are standard green technologies for Tree Swing Homes. “We figure if we’re going to build a house today, how could we not build it with the best available technologies, materials and processes. Our goal is simply to continue to build intelligently as that relates to design, materials and overall comfort. Ultimately, our commitment to a more pleasant feeling, energy-sensitive home has worked together to allow us to meet and even exceed the highest energy –efficiency standards to date,” said Wayne Wagner, Managing Partner and President of OEG.
From the curb, Tree Swing features exterior designs typically associated with more expensive homes. Les Rowland of designArc, a design firm in Brookings, said being able to work on the Tree Swing Homes development was a great opportunity. “OEG presented us with the design challenge of providing an exterior Arts and Crafts look but with a price point that’s more first-time home buyer friendly. By respecting both functional space needs and artful features appreciated by today’s home buyer, we were able to achieve a very nice look with attractive curb-appeal while maintaining the energy efficiencies built-in to the Energy Star design,” said Les.
On the inside, OEG also enlisted the expertise of Angie Hegdahl, Interior Design and Color Specialist from Barrett's Flooring and Decorating Center. "I will be selecting interior and exterior colors, flooring, cabinetry, millwork and fixtures for each home individually. My goal is to create a unique, natural feel to every Tree Swing home," said Angie.
